Iconic New England Resort Undergoes a Remarkable Transformation

In 2016, the Cliff House hotel in Cape Neddick, Maine underwent a dramatic transformation as the owners implemented a complete overhaul of the 145-year-old oceanfront resort – and they called on PAL Painting to take over all the painting-related aspects of the project. When the original painting contractor that was hired for the job was unable to keep up with the project’s tight deadlines, PAL stepped in with a team of more than 20 professionals to help renovate the hotel’s entire exterior and interior from the ground up.
The hotel’s renovation, which was the first phase of a two-phase project, included the reparation of a 150-foot-long service tunnel underneath the facility that was leaking water. The PAL team diagnosed the cause of leaking that was occurring in the tunnel, which is used by the hotel staff as part of the resort’s day-to-day operations. Through the application of Sherwin-Williams Corothane Coal Tar, the team was able to make the tunnel water-tight.

As the first phase of the hotel’s renovation moved forward over a period of about six months, the PAL team worked side-by-side with other hired tradesmen that included tile installers, carpet layers, plumbers, and electricians. To add to the pressure of meeting the project’s deadline – the hotel’s grand re-opening in August 2016 – a wedding was being held on the day of the re-opening. In the final weeks as the deadline approached, the PAL team worked in shifts for 24 hours a day to successfully compete all of their work on time.

Owing to the success of PAL’s involvement in the first phase of the hotel renovation, the Cliff House management team re-hired PAL Painting in 2017 for the second phase. This phase included resurfacing and painting the entire exterior and interior of the facility, including all 226 guest rooms and suites, the hotel’s Atlantic Ballroom and other function rooms, the indoor pool its adjacent area, and all of the resort’s common spaces. The exterior-related work during this phase involved painting every section of the hotel’s facade including the body and trim, as well as the application of a high-performance water-proofing product on the exterior balconies that are connected to the function rooms and many of the guest rooms and suites.

Given the project’s scope, tight deadlines, and the inclement conditions that often accompany outdoor work on New England’s Atlantic coast, PAL Painting is proud to call the transformation of the Cliff House one of the most timely, successful, and high-profile refurbishment projects it has ever undertaken.
